Assumed you owned a plot of land, what's the estimate to build this in the Burg?

that you already own the land- that listing price would be cheaper than a NEW home. Also a caveat is required: Are utilities already present on this theoretical lot?
(I live in NoVa and paying for water, sewage, gas & electrical hook ups are expensive.) Plus an all brick home is labor intensive. Another thing to keep in mind is that certain home builders will “back into” or “reverse engineer” their estimate. They will research what equivalent homes sold for in your local market, and use that average as a “starting point” for their estimate. The other thing to consider is a builder’s reputation: what percentage over budget were their previous homes? PLUS: how many days were they behind their projected schedule? Reputation (and quality) trumps all other factors; but I’m in the construction industry and I don’t place too much emphasis on estimates. Having said that-don’t get me wrong- cost is definitely a factor- its just that less reputable builders wind up costing the client more money than their original estimate.

We used to have a smallish house, like 2,100 and i got an estimate from a friendly builder(biz partners with an old friend)for a 1,500 addition that was something like $500/sq ft to build. My mind was blown. The builder said, "You really should just sell this and buy a bigger house", which is what we did LOL.

vinyl everywhere else. It looks sharp to me. That's a lot of house for a million, IMO. I haven't even seen a brick house in over a decade, though, so maybe I'm missing something.

some kind of historical "do not touch" list. There were so many rumors about that place passed around amongst the kids growing up there (I went to McKinley). Ghosts, shackles hanging on the walls in the outbuilding...on and on. I went by it a million times, but the only time I ever crossed the perimeter was when a friend talked some of us to sneak in the backside over a fence and swim in the pool one night. I didn't even know there was a pool. I jumped in just to say I did, then got the hell out of there.
I doubt I ever go back, but if I do, I will definitely stop and stare. Wow...

looking at buying in Deltaville and Reedville. Heathsville we thought about, but it is too far from Glouster where better doctors and specialists are.
I lived in Lancaster 26 years ago for 3 years. We know the area well. Kilmarnock is much nicer with shopping, restaurants, and it is nice to now have Walmart. Home Depot is still Glouster and Lowes in still Tappahannock.

Healthsville is a large zip code. I was looking at houses s closer to the Potomac river. If we buy, we want a little saltier water so we can raise clams and oysters. Our Lancaster property is right on Lancaster Creek which is the border between Richmond and Lancaster counties. This property is near Morrattico and Lively. We own 560 waterfront and a small point. The creek is easily 300 feet wide and a 5 mile ride to the Rappahannock river. Good fishing on point and crabbing. I could grow oysters but they may taste a little muddy. Clams are out of the question (my dad raised clams on his waterfront property in Mathews)

But wife and kids have gotten into kayaking, so where we are (right across Bush Mill Creek from the nature preserve) is perfect for that. Very shallow and still. So it's good......for now. (Don't think I'll be moving any time soon with the way the market is turning.)
And yes, we're right on that peninsula between the headwaters of the Great Wicomico and Bush Mill Creek. Nice quiet neighborhood.

it said it was a stream vs a creek so suspected you had low water.
There are 35 foot boats that go up my creek. It goes to 25 feet wide, but has 8 feet MLW.
Yeah, when I looked I had a Chesapeake Navigation book so I knew what the MLW was like for any property we looked at. I brought ours for 95k 26 years ago. It costs 25 k to put in a half mile road in.
They want 40k just to put in power now. I might subdivide it because I have a great waterview lot I can cut out.

had a legit builder quote me $500/sq ft all in for a 1,500 addition. Instead I bought a bigger house as it was a whole lot easier.

Had our house built in Christiansburg by a developer, small lot, but we paid around $360,000 6 years ago. Valued at around $600,000 now. Blacksburg is even more inflated. This same builder is building houses like ours in Blacksburg for nearly $800,000
