I can tell you with almost 99.99% certainty, that even taking into account

that you already own the land- that listing price would be cheaper than a NEW home. Also a caveat is required: Are utilities already present on this theoretical lot? (I live in NoVa and paying for water, sewage, gas & electrical hook ups are expensive.) Plus an all brick home is labor intensive. Another thing to keep in mind is that certain home builders will “back into” or “reverse engineer” their estimate. They will research what equivalent homes sold for in your local market, and use that average as a “starting point” for their estimate. The other thing to consider is a builder’s reputation: what percentage over budget were their previous homes? PLUS: how many days were they behind their projected schedule? Reputation (and quality) trumps all other factors; but I’m in the construction industry and I don’t place too much emphasis on estimates.
