I can literally build an entire small house by myself (yes I have done it more than once). That includes all plumbing and electric (except city hookups), framing. siding, roofing, drywall, and trim. I can lay brick and block. I admit that I am too old to physically do it now, but I still retain the knowledge. Yea, I drive home inspectors nuts, alright. Because I can run circles around them. And wasting agents time? Taking time with a prospective buyer is an agents job. They can certainly leave me there and run off doing whatever they do, as I am also a licensed agent. And I do make legitimate offers when I take MY time to look at the property thoroughly. You are a blowhard that has been "on the job" for what...a year. How many homes have you actually been paid to inspect? Bet you won't answer that truthfully. I know you aren't worth the money. There have to be 20 guys in your area with more experience. And experience is EVERYTHING.

But if I am interested in making an offer, I schedule a second look and tell the agent I am going to take my time to check things out because I intend to exclude inspections on the offer. Agents and sellers love to hear that because most of the time, the inspection is used as a negotiating weapon, or a stalling tactic for whatever reason, and the house comes back on the market, wasting everyone's time.

Then you have all of their nesting areas almost gone because of development. When they do find a place to lay their eggs, the hatchlings get confused by streetlights thinking it is the moonlight that normally guides them, and they take off in the opposite direction of the ocean. Plus 99% that do make it to the ocean get eaten. We do have one spot here on Lower Matecumbe Key that still has a very small strip of beach right by the highway that is an ancestral egg laying spot (I think they always come back to the place same as where they were born?). We are talking only a 10 to 15 foot wide stretch of sand, maybe a quarter mile long. It has red streetlights, and many kind neighbors also use red porch lights to try to help them out. And when a nest is spotted it is roped off. But still, the odds for these poor animals are abysmal.

a fenced area. I would consider building a shed close to the house so you can get electricity. Put up whatever size suits your budget, and run an electric line into it for a small AC (less than $200). In the winter, you could use a space heater. Or you could put in a small PTAC that heats and cools. The dogs, regrettably, won't last forever. But if you build the shed right, it will, so you will have made a nice investment that also solves your dog problem.

Maybe a little to joke around into college days, so I am no expert on matters. But, holy cow, I never figured Rick Flair would have a son follow in his footsteps.

I was surfing for '70 to '72 Monte Carlos, which is my latest fantasy, and I found American Dream Machines, which sells the most amazing classic cars I have ever seen in one place. The vid linked starts on my target Monte Carlo, then transitions into an advertisement for the dealership which displays just jaw dropping muscle cars and classics. The camera pans around and it is just unreal scenery. If you were forced to pick one car there that you liked best, you couldn't do it. Maybe only astro, @Edgeman , and I will check it out, but I'm linking it anyway.

I just threw some rosemary and thyme on some pork sirloin steaks for the grill, and well...The Graduate is going to come to mind every time. What a great movie. What great corresponding songs.

South Beach in 1979 and staying in an art deco, oceanfront hotel, for $12 a night. That was right before the cocaine explosion that fueled everything in the economy. EVERY business benefitted - banking, real estate, auto sales, construction, down to restaurants and tourism. 20 years later all of sleepy South Florida was unrecognizable. up regular coffee for decaf. But lately, I have been cheating and reheating my wife's leftovers. After so much time off, one cup has me out of my chair and buzzing around looking for chores to do. Caffeine is a highly underrated drug, I say. I now see a cooler that could use a good cleaning, ha.

rewatching shows is generally frowned upon in this household. I find, much like meals, if something is good I'm fine with having it over and over again.

And decaf counts! Which is a big "YES!" for me, as arrythmia forced me to give up the good stuff over a year ago. So, I'm hoping all of the coffee will counteract all of the beer. That's my plan because the beer is staying. Hmmm...I wonder... if I drank a GALLON of decaf a day...would I live forever?
