Their 10 day forecast charts have lots of info and were pretty good/accurate around here for the most recent storm.

Back in cove between R22 and R24

Grandfather bought the property before the lake was completely full - wanted a place to hunt and fish. About 4 acres, 385 feet waterfrontage. If you can access the pipe inside the garage to insulate

Just put space heater, or even a lamp with the largest wattage bulb you can find, adjacent to the pipe where it goes thru the wall. I use light bulbs on lamps with a plug in temperature controller under the sink cabinets at a cabin on SML every winter. Better luck with them than heat tape that is not very reliable. Some folks have a lake house - we have a cabin. Original cabin had electric baseboard heat that was wired in the 60s - NOT leaving that on when I'm not there.

The ND boards talk about difficulty scheduling. They NEED the scheduling agreement - they had other options for non revs, but those would not have provided football games - including some historically (not recently) good teams. Sure, schools WANT to fill stadiums, but they have to play conference games - the smaller, less desirable football conference teams aren't going watch ND play all the bigger teams in that conference - the ones ND would rather play - while they lose conference games AND the possibility of playing ND in an ACC type agreement - otherwise why have the conference? Those "other" type schools (Wake, Duke, etc.) are who ND plays now with the scheduling agreement - the blue bloods don't need to fill stadiums. Why take a chance on an early loss that knocks you out of CFP discussion? This is exactly what happened to ND. If they were in a conference, they would have either won it (ACC) or been in bigger games at end of year (SEC, B1G) and the SOS would probably have been high enough above Miami to make a difference. The fact that some mid level B12 teams will rearrange doesn't move the needle for ND games - they have that level team with the ACC.

So you do need us as a long term scheduling "partner"...

I see you don't respond to the factual posts listing NDs future schedules - when the ACC typically requires ND to schedule late in the season with our conference games...and when ND has only 2 Oct/Nov games against the SEC or B1G in the next 10 years... If ND has other end of season options, why don't they schedule them at the end of the season now? Because other conferences don't want to - they, and the ACC, schedule conference/long term partner games then. Why did ND run away from USC - because USC wanted to move the game to early in the season - ND didn't want that, they need the appearance of scheduling P4s outside of the ACC at end of season to appear independent. ND always wants special rules for them. I am familiar with why people need/want special accommodations.

Not saying it can't happen - since this is a one-off home/home. However, BYU has 9 conference games in 2026 - one already must be in September. Seven of their games - now including ND - are at home. Maybe I'm missing something, but which other conference member is going to give up a currently scheduled OOC September game (quite likely an easy cupcake at home) - so they can play their conference game with BYU in September - so that ND can play BYU late in the season? ** Edited by RTFC at 12/23/2025, 5:42:23 PM

Late season games are the problem. Every sane person knows this. It is talked about frequently on ND boards. ND can't maintain a good SOS with only good September games (and recent poor ACC teams). They can't even have a consistent, late season, P4 schedule without the ACC scheduling agreement. Read all of that. Consistent. P4. Late season. Conference teams set WHO they play years in advance (ND is in the ACC for that "scheduling") Except for ND games, they don't decide WHEN conference teams play until that year, and those games are in Oct/Nov - that year is too late for ND to only pick up leftovers who might have an open date late in the season. Yes, the lack of recent ACC success is hurting NDs schedule; well, except Miami - that hurt it in a different way. But they don't have many options AND still maintain their precious "independence". If they did they would be scheduling them late in the season now. It is not what people on here think. It is what realistic ND fans espouse. Right now, one of Clemson's conference "obligations" is to play ND every so often - yes, they like that obligation. Playing ND in the future outside of that may not be possible in late season games because, if the ND/ACC agreement breaks, Clemson will have other late season conference obligations. and you still didn't answer why they aren't doing so now...because the conference teams have late season obligations - occasional one offs? sure. But not enough for consistent schedules far enough in advance. ND's and other team's future schedules show this. I'm done.

They wouldn't have to "vote", teams already have defined conference obligations. Other conference members aren't going to sit around while some teams get better drawing games without getting a piece of that. Do you think the B12 would let TT or KU out of conference games to pad their own schedule with big draws without some type of compensation to the conference? Assuming the ND/ACC agreement stays intact - big if - the new Clemson agreement - in the years that Clemson was scheduled to play ND as part of the ACC deal anyway - that game counts as one of the ND/ACC games that year - it doesn't prevent Clemson from participating in, or fulfilling, their conference obligations. And can be readily cooked into the ACC conference schedule. You are right, ND does fit in the northeast for non revs. So, if these late season games with ND are such a big draw (no one is saying they wouldn't be profitable and media desirable) - and there is another good option for their non revs - why hasn't ND been scheduling these big late season games with B1G and SEC now instead of the ACC agreement? You think they didn't think of that before they signed the ACC agreement? and now conferences are bigger and requiring more conference games... ND plays a minimum of 5 ACC games a year - occasionally 6 Why? Shouldn't they just get a B1G, SEC or even B12 team to take that game late in the year? They have ONE scheduled Oct/Nov game (outside of the ACC, USC and Navy agreements) in the next five years. Why? No one is saying ND wouldn't be able to play football without the ACC agreement, that's stupid - and they don't NEED a conference - but right now they do NEED the long term scheduling agreements to fill out their late season schedule with P4 teams. Those are going to be increasingly very hard to get and remain independent. Can that change? Of course. But it will require changes in other P4 team's conference obligations - and that is a much bigger pull - one that, IMHO, ND doesn't have the leverage for anymore - without a complete blowup of all CFB scheduling.

or they wouldn't have made the deal...or they would have negotiated differently...or they are very poor negotiators... pick one It isn't some philanthropic gesture by ND to the ACC...that's laughable... They NEED the games (it isn't just a home for non revs) or they wouldn't have made the deal...as we are so often reminded...they have plenty of money...if they didn't need the games they could have scheduled a few more outside of the ACC with NBC ...they could have used the extra money to just buy a home for the non-revs and left their precious independent football out of it... For clarification, I never meant to imply that ND would never be able to schedule without the ACC as specific opponents. They will find someone. I said if they are not in the ACC they currently will need another long term scheduling partner, similar to the ACC. They have to have this to integrate with other team's conference obligations in order to fill out their end of season schedule with quality teams - and have a home for non-revs. That is a true data driven point. Without being specific, I said they have several options - but many of those options also include consequences they don't like. For curiosity, I asked who they would fill the ACC spots with - and the related consequences - they do need someone outside of the current set up - or they will be left with the pieces after conference games are set - those teams would love it - ND not so much. That could be anything from ND joining a conference full time (which they definitely don't like) - to the whole sport blowing up with completely redrawn team associations (which they probably won't like - collectively the P2 is too powerful for them to get what they want) My opinions are: I don't think that the B1G or SEC will give them a similar deal that they have with ACC - they don't have the leverage here - everyone knows they need end of season games - and a place for non-revs. I don't think the P2 will give them enough end of season games to consistently fill the end of the season schedule, and a place for non-revs, without joining. They could go B12 similar to the ACC - but they seem to prefer a more east coast presence with more traditional academically associated schools - not a slight, just traditional national perception. They could stay with ACC - with their faux/misplaced outrage. But they seem tired of that - partially warranted with the recent on field performance of the ACC. The Big East offers a place for non-revs, but no solution to football scheduling. Will the P2 cave on some conference obligations in a slightly new system to include/schedule ND? Maybe. But the P2 don't "need" ND, it is a plus. ND needs some type of scheduling arrangement. I personally think this is unlikely unless a complete blow up happens, where it is so different all can claim a win.

You're wrong. Don't believe me, go read ND boards. They often complain about not being able to get QUALITY non September games from big conferences. Lots of talk recently about who they might get to replace ACC games - some screaming they can get "anybody/anytime", while the sane ones are saying we can get more B1G and SEC - but they'll only play us in September - we need a long term partner to replace the ACC games - or, gulp, join another conference. My ND buddies say the same thing. LSU and Bama would likely not take late season ND games - that's been proven in the past - why don't they do it now? They very rarely play OOC games in Oct/Nov, if they do it hasn't been stiff competition. Might VT take a Oct/Nov game? Well our next two scheduled ND games are in Nov - and that's a perfect example - benefits us and ND. Would we take it without the ACC wide scheduling agreement? It'd be good, but you think team reps are going to show up in the spring at the conference scheduling meeting for that year - say with the Carolina Mafia - and tell them, "Oh you have to schedule around this Nov date for us to play ND" Right. "Well that could be worked out by planning over a few years" True. Exactly what the current scheduling agreement does. I'm not getting into one of your typical back and forth convos on here... I posted this in other threads...go look at the data... Go look at almost any P4's future schedules - usually the dates in September for OOC teams are set, most several years in advance. Conference opponents are set years in advance. But, the actual dates for the late season in conference games are typically done earlier the same year. ND can't wait until dates for in-conference games are scheduled in the spring/summer of that year - then look for who is left at the bar at closing time. Most of all, go look at NDs combined future schedules for October/November games thru 2030. For the next five years they include ONE outlier game with Auburn. All other games - after September - are ACC, Navy or USC. All of these teams are involved in long term contract type scheduling with ND - and why they are at the end of the season to coincide with other teams playing conference games. At that point, for scheduling purposes only, ND is an ACC member who just plays fewer ACC games so they can play Navy, USC and maybe a one off. ND didn't need that when conferences were smaller. Doesn't mean ND wouldn't be able to schedule one offs and occasional home/home - but not enough to not be scrambling to fill out a Oct/Nov schedule a lot of years. And the years that breaks against them...and they end up with a couple of scrubs because that's all that is left with dates that match..., well you know how they act when things break against them...
