In the end, no HI ever breaks a deal, homes do. A lot of HIs are

taking on new areas to build profits, among them radon testing and sewer testing. Trained and licensed specialists are far more reliable, and as often as not an inspector is sued for missing something in either of those. We carry significant liability insurance with a carrier who has a documented defense of claims reversal record (95%+), but mostly offering more services way outside our Standards of Practice are a royal pain in the butt. Doing inspections that are just basic SOP efforts are lazy and an HI can do more until it crosses the line into a whole 'nother country.
