Mine didn't see a corroded roof stove vent that leaked during a heavy rain

The rain washed away the dirt and/or leaves at at rust cavity at shingle level. Water was coming onto the stove. He later told me he didn't climb on roofs. His forte seemed to be cracked corners and sunken areas of concrete sidewalks. Easy peasy money. I can do the easy stuff. Get an agreement of the scope of the inspection.
