...asking for some information about a building my company renovated for him a few years back. Their tenant had signed a long-term lease and the landlord (our client) fronted a sizeable amount of money to renovate ~50,000 SF of manufacturing and office space for the tenant. Apparently after 2-3 years, the tenant's ownership group decided to cash out and sell the business to a private equity group, which promptly ran the business into the ground within two years, and they recently moved out under the cover of darkness and defaulted on about half of their lease term. Our former client was calling me to ask for some information about the scope of the renovation we performed so that he could help secure a lease with a new tenant in an attempt to stem their losses. So, the moral of the story is: PE firms will usually destroy everything they touch. Good luck, B12.
