I'll most likely be in a similar situation soon.

I've had great tenants for the last 12 years, but the current ones are terrible. They call about everything. I'm responsive and they still whine and complain. A light bulb is out. The door knob sticks, etc. My favorite is that they just randomly decide how much to pay each month. I have a 3BR 2.5 bath townhouse that rents for $1300. Similar units rent for >$1500. My renters pay $900, $1050, etc. whenever they want. They owe me about 1.5 months worth of rent in back payments, but as long as they pay some I basically can't evict them. They filed for the rent relief program this year and as a result I've chosen not to renew their lease. I don't care if the gov't has a program to guarantee me payment, you're telling me as your landlord that you can't afford rent. On top of all of that I did some background digging and found out that everyone living in my townhouse got multiple paycheck protection loans of $30k+ for their "businesses." All loans were forgiven and the addresses of the businesses were their previous rental locations. Sketchy banks and sketchy people. Pissed that my management company didn't do a decent background search.
