Real Estate appreciates on average at a 4.4% clip the last 20 years and I

getting ready to build another investment property and wanted to compared this route to just selling the land and buying stock or a CD. Even at current mortgage rates at 8% and assuming a flat profit margin after taxes, insurance, vacancy and no rental market increases for 10 years, which very very conservative, the ROI on a simple 1,400 square foot home is 19.2%. This is damn near Berkshire Hathaway historical numbers at 19.8%. Granted there is work to be done and repairs from time to time but the conservative parameters more than cover these incidentals. Old Buffet the other day even told his investors to not expect the same returns over the next 20 years and I don't just have $504,106.90 for 1 share laying around that I can purchase and sit on my ass.
