One thing I would recommend if you have a big house that will take while to frame is use Advan Tech sub flooring and your contractor ill tell you it is stupid as hell but after the floor is down and before it goes under roof coat the entire floor with Thompson Water Seal. That will protect the sub floor from rain events which will cause damage even to Advan Tech.. Things you should do yourself during the framing process before insulation is get a foam gun and seal places wherever there is crack. I went overboard and used a foam gun to seal it up like a puffer jacket. It will pay off down the road. You will meet with the lumber supplier sales to go over the framing package including shingles and windows and doors. These guys are worse than car salesman. My advice would be to get locked in price with no escalation based on the market fluctuations. They will tell you that you will get a better price if you pay for the materials at the time you need it on site. This is bull**** they will F you every time. Know the cost of everything in writing before you leave. If the contractor does not know you well, tell them your wife's father is a good attorney and will be reviewing the contract to make sure everything is covered. Repeat to them several times so it registers. Be mindful of change orders they will gouge you. Get everything in writing and understand what the cost adjustment will be. Visit the site routinely / daily and study the plans intensely they can and will make mistakes. It is best to catch them early. I have dealt with these MFers for years on many houses so I guess I am jaded. It went so much better when the banks use to allow me to GC.
