Probably so, but does that matter? The real issue is whether or not ...

...there is someone who can swing the total cost. I'm guessing there are some people in Blacksburg who can afford the mortgage payment on a new house that costs $300/SF to build, but very few people who can afford the mortgage payment on a $3 million+ house at $263/SF.
