There are truthfully zero closing costs. None. Can you find better rates elsewhere? Probably if you look really hard. But, like you said, I have always found their rates to be competitive. They make their money bundling and selling mortgages. They will not service your loan and will promptly sell it to another servicer after you close. I will say, my most recent experience with them (in 2019, I believe) was initially very disappointing. They cancelled my closing the morning of not once, but twice, because of paperwork errors they had made on their end. Both times I received a call from some young chick who couldn't even seem to fake being apologetic on the company's behalf. I let it slide the first time. The second time I sent an email asking for a manager to call me and gave them 24 hours to respond. When I didn't hear back, I destroyed them on Google reviews, which apparently got their attention. In the end, they ended up giving me their lowest possible rate, which was normally accompanied by 1+ points, at no cost to me. In the end, I came out ahead...currently paying 2.875% on a cash-out refinance. The cash out portion is still sitting in my savings account earning 4+% interest, which is nice. Despite my most recent experience, I would definitely recommend speaking with them.
