It's often referred to as a singular Energy industry for a reason. You can't swap sources overnight in most cases, but you certainly can swap a lot of them over time (cars, heating, various industries, transportation, etc.).

think there is more to it then individual choices, though. There are community choices, i.e. laws and policies, that contribute to it taking longer, harder, etc. to move in the direction you want.

Things like single family zoning that makes it impossible to increase housing stock in an area; meaning an affordable starter home which might be a 1 bedroom condo doesn't exist. In many places, the only trade off available is to move further and further away. Even things like parking minimums (which can raise the cost of construction by 20-50k/unit) in places where people might want to choose to go with fewer cars (i.e. 1 car for 2 adults) or transportation policies which make that an impossible choice, make it harder to make the variety of choices that are right for a particular individual. All of that is fair game for discussion.

But yes, if you insist on a very nice single family home with a big yard in a downtown, well then you probably are ridiculous, and for your sake, I hope you are the founder of Amazon.

Kind of lends some credence to what seemed true to me when we bought a new CRV and sold our civic last year, if you can find the new car you want, of it being a decent time to upgrade if you were planning to do so anyways.

When we bought last June, we had been thinking about it for a while so I was somewhat price aware, and it simply seemed like we maybe didn't get the best deal, but it wasn't way out of what I was expecting. On the other hand, we sold our ancient civic for a couple thousand more than I expected without a lot of effort (carmax).

In a world of widescreen monitors that are most often showing text--just look at the big gray areas on TSL at left and right--if you are going to choose one location, why on earth would you make a choice that wastes vertical real estate? Why on earth would you put something that is most often not the focus front and center?
